Your real estate agent does not have the emotional attachment to the home like you do. They are here to help you set a fair price, and get your home sold! Likewise, on the Buyer’s side, an agent can look at other comparable sales and help you determine if the Seller DID or DID NOT price their home right, and if your offer needs to be less than the list price.

With the power of the Internet, you have lots of resources at your fingertips. In fact, maybe to many! And that home price report you read that the average sales price in Fulton County is $241,300…..WHAT? You KNOW your house (or condo) is worth more than that!!! That’s called location, location, location. And a real estate professional call tell you what’s going on in the market YOU are in….so that you price your home correctly at the beginning, or again from the Buyer’s perspective, you know what to offer on your dream home without offending a Seller with a lowball offer. Finding that agent that truly knows the market where you want to buy makes all the difference.
SIDE NOTE: This is why I focus on a select area of Atlanta. Sure, I know about other parts, but not all. Any agent that says the can/so….well…that’s like a Doctor being a doctor. No, they all have specialities. If you wanted to buy a home in Canton or Marietta, GA, I’d probably not be the right agent for you.
