Hiring a real estate professionalBuying or selling a home can come with some hidden challenges. And those challenges are why you need an experienced real estate agent to guide you on the path to your goals….be they buying a home, or selling your current home!

The 5 Reasons to Hire a Real Estate Agent have pretty much stayed the same, in fact, are probably even more applicable today with interest rates on the rise, and the limited inventory which leads to home prices on the rise. Let’s look at those 5 reasons….

Paperwork, Paperwork, and then a bit more….Paperwork!

Georgia has it’s own real estate rules. And those rules are different than California or Connecticut. You may have just sold you home in California, and are now looking to buy in Atlanta. But our Purchase and Sale Agreement, exhibits, and the overall process is much different here. A real estate professional is an expert in the market and can guide you through all the paperwork and forms you will see during the process.

Yeah! We Found the Perfect One! Now What Do We Do?

There are countless steps that happen during the process of buying and selling a home. Sometimes….as much as 180 steps that your real estate agent may perform! That’s some serious stuff…and would you not feel better having someone there who knows what those steps are, and when to take them?

Negotiation Your Calling?

There are numerous people involved that there may be some negotiations needed during your home purchase or sale. The Buyer, the Buyer’s Agent, home inspection results, buyer’s lender or the appraiser and others as we work towards your Celebration Day!

5 Reasons to Hire a Real Estate AgentPricing is Almost Everything in Real Estate

If your home or condo is not priced right, you are going to be on the market longer than the normal market time. Price it right, and it will sell, and sell quickly given all the right conditions. Your real estate agent does not have the emotional attachment to the home like you do. They are here to help you set a fair price, and get your home sold! Likewise, on the Buyer’s side, an agent can look at other comparable sales and help you determine if the Seller DID or DID NOT price their home right, and if your offer needs to be less than the list price.

The Real Estate Market is a Busy Place

With the power of the Internet, you have lots of resources at your fingertips. In fact, maybe to many! And that home price report you read that the average sales price in Fulton County is $241,300…..WHAT? You KNOW your house (or condo) is worth more than that!!! That’s called location, location, location. And a real estate professional call tell you what’s going on in the market YOU are in….so that you price your home correctly at the beginning, or again from the Buyer’s perspective, you know what to offer on your dream home without offending a Seller with a lowball offer. Finding that agent that truly knows the market where you want to buy makes all the difference.

SIDE NOTE:  This is why I focus on a select area of Atlanta. Sure, I know about other parts, but not all. Any agent that says the can/so….well…that’s like a Doctor being a doctor. No, they all have specialities. If you wanted to buy a home in Canton or Marietta, GA, I’d probably not be the right agent for you. But want to know what’s happening in Midtown, Brookhaven or Chamblee…and we can talk! And you can find some great resources with our Atlanta Real Estate Buyer’s Guide!
