It was a busy month in the Buckhead Real Estate Market! Let’s take a look at the activity for both Single Family Homes as well as Condominiums and townhomes. This is the Buckhead Real Estate Market Report October 2017.

In October, there were 533 Active Listings with a price range of $15.8M down to $359,000 for a “teardown” lot on Wiueca Road. The lowest price for a home that you could occupy was also on Wiueca Road at $375,000.

Pending/Contingent

There were 114 homes either Under Contract or in some form of a contingency (due diligence, financing, etc.) The high point was $2.74M for a home in Tuxedo Park. The low for a home that could be occupied was $449,000 on Peachtree Parkway. (There was a Wiecua Road teardown at $375,000)

Sold

75 homes Sold in October, ranging from $3.2M at Paces Ridge to $375,000 in North Buckhead.

Average Days on Market

HIGH: 588

LOW: 0

AVERAGE: 116

CONDOMINIUM/ TOWNHOMES (Attached)

There were 401 homes on the market, ranging from $7.4M at the under construction Emerson ( a whopping 5-bedroom, 6-bath condo!) to a low of $94,500 at Slaton Manor.  It’s worth noting that about 19% of the Inventory is priced at $1M or more for condos/townhomes.

Pending/Contingent

171 homes were Under Contract, ranging from $1.295M at the Sovereign to a low of $105,000 at Chastain Park Condominiums. Of note, there were 31 listings in Buckhead UNDER $200,000.

Sold

109 homes closed in October, 2017, ranging from $1.715M at St. Andrews Townhomes to a low of $106,000 at Peachtree Battle Condominiums.

Average Days on Market

High: 502 (One home at Park Place Condominiums was on the market for 502! Congratulations for finally finding the right Buyer!)

Low: 2

Average: 58
